Misconception #10 - Assuming Required Code Compliance
You are considering buying or renting a building or suite. Aside from the finishes being worn and the colors being several years out of date, you are fairly sure that the place will also need to be brought up to code before you occupy, right? Wrong!
Why?
- As long as there is no change in occupancy use, you only need any construction you do to be to code.
- You may need to invest 20% of your construction costs in improving handicapped accessibility, if physically feasible.
- If you are changing the occupancy use, such as converting a retail space to offices, then you may need to achieve full code compliance.
