Misconception #9 - Ignoring Common Area Compliance
You understand that the code requires that you invest 20% of your construction costs in improving handicapped accessibility (if not already fully accessible), but that’s just inside your suite, right? Wrong!
Why?
- Handicapped accessibility starts in the parking lot, goes through the common building entrance and common corridors, and affects the restrooms and even the drinking fountains.
- In order to occupy your suite, you may need to build a ramp to main entrance, add a third bar to the handicapped toilet stalls, and lower the height of the fire extinguishers in the corridor.
- Tenant improvement allowances often do not consider the extra 20% investment.
