You are confident that you have determined that 12,500 square feet is the right amount floor space you need, and you have identified all the amenities you need in a tenant work letter. Here's why:
- Depending on the configuration of the space and its features (dimensions, column spacing, windows, etc.), it actually may NOT work for you. You need to do a "test-fit" to determine the feasibility of the space.
- The "test-fit" may not be the final layout but you will know if the space will work for you.
- This test-fit simply minimizes your risk. You do not want to discover after you signed the lease that you need to compromise on your needs, even though the suite was the right size.
